Oil boiler servicing in Northern Ireland — what to expect

Many NI homes run on oil, not mains gas. Here's what an annual oil boiler service involves, who can do it, and why it's different from a gas service.

A significant proportion of homes across Newtownards, Comber, Donaghadee, and the wider Ards Peninsula run on heating oil rather than mains gas. If you're one of them, your annual service requirements — and who can carry them out — are different to those of your gas-heated neighbours.

Why oil boilers need specialist engineers

Gas engineers are registered with Gas Safe Register. Oil engineers are registered with OFTEC (Oil Firing Technical Association). These are separate competencies — a Gas Safe registered engineer who isn't also OFTEC registered cannot legally service an oil boiler.

When booking an oil boiler service, always confirm the engineer holds the relevant OFTEC competency for your appliance type. The most common registration for domestic oil boilers is Oftec OFT101 and OFT105 (oil-fired boilers and associated pipework).

What an oil boiler service involves

An oil boiler service is typically more involved than a gas service, which is partly why it costs a little more. A thorough annual oil service includes:

Burner cleaning and inspection The burner nozzle atomises oil into a fine spray for combustion. Over time, it wears, partially blocks, or changes its spray pattern. A worn nozzle reduces efficiency and produces more soot. Nozzle replacement is standard at each service.

Oil filter replacement The inline filter between your tank and burner traps water, sediment, and debris from the oil supply. A blocked filter starves the burner; replacing it annually is standard practice.

Combustion analysis The engineer measures flue gas CO₂ and CO levels using a combustion analyser. This confirms the burner is running at the correct air-to-fuel ratio — critical for both efficiency and safety.

Heat exchanger inspection Sooting on the heat exchanger reduces efficiency and can — in extreme cases — indicate incomplete combustion. The engineer will clean and inspect it as part of the service.

Flue inspection Oil flues need to be clear of obstructions, correctly terminated, and not showing signs of corrosion or joint failure. External flue terminals on coastal properties like Donaghadee and Bangor are particularly prone to salt-air degradation.

Oil supply line check The flexible oil line between the filter and burner is inspected for condition. These lines have a recommended replacement interval — check when yours was last changed.

Safety control testing Overheat thermostats, flame failure controls, and pressure relief devices are all tested to confirm they function correctly.

How often does an oil boiler need servicing?

Annually — the same as a gas boiler. Many homeowners in NI service their oil boiler in late summer before the heating season begins, when engineers have more availability and any faults can be sorted before the weather turns.

Skipping an annual service increases soot buildup, reduces efficiency, and risks nozzle-related lockouts on cold mornings when you need the heating most.

Oil tank checks

While an engineer is servicing the boiler, it's worth asking them to check the visible condition of your oil tank if it's accessible. Look for:

  • Visible cracks or weeping from seams
  • Evidence of oil staining on the ground beneath the tank
  • Bunding condition (if your tank is bunded)
  • Condition of the fill point cap and vent pipe

Tank issues don't get better by themselves — and an oil spill is an environmental incident with significant remediation costs.
